What You'll Do
- Serve as the primary point of contact for assigned HOA communities and board members
- Conduct regular property inspections and document findings with detailed reports
- Coordinate and oversee maintenance requests, vendor relationships, and project bids
- Prepare and present monthly financial reports, budgets, and reserve fund analyses
- Attend and facilitate board meetings, annual meetings, and special sessions
- Enforce community rules, CC&Rs, and architectural guidelines consistently and professionally
- Manage resident communications, respond to inquiries within 12–24 hours
- Process violations, collections, and work orders through our management software
- Support new community onboarding and transitions from prior management companies
- Collaborate with the WPM team on process improvements and community growth initiatives
What We're Looking For
- Minimum 2 years of HOA or property management experience preferred
- Strong written and verbal communication skills
- Proficiency with property management software (AppFolio or similar a plus)
- Ability to manage multiple communities and priorities simultaneously
- Valid Wisconsin driver's license and reliable transportation
- Detail-oriented with strong organizational and time-management skills
- Comfortable attending evening board meetings as needed
- CAI designation (CMCA, AMS) or willingness to pursue certification
- Wisconsin real estate license or willingness to obtain licensure
